Frequently Asked Questions
Purchase Process & Ownership
Can foreigners buy a villa in Thailand?
Yes, foreigners can own a villa (the building), but not the land it stands on. At Yot Village, this is resolved via a long-term land lease structure.
Can foreigners buy land in Thailand?
No, Thai law prohibits foreigners from owning land. However, at Yot Village, you lease the land from a Thai company under a secure, long-term agreement. The land price is included in the purchase price.
What if I am Thai—can I own the land?
Yes, Thai nationals can own the land outright. If you are a Thai citizen, the land title can be registered in your own name instead of using a lease structure.
How does the land lease process work?
The land is leased to you for 30 years, with two optional extensions of 30 years each—bringing the total potential lease duration to 90 years. This ensures legal clarity while giving you long-term security.
Who do I lease the land from?
You lease the land from Thai Tulip Development Co. Ltd., a Thai company that owns the land. Thai Tulip is 51% Thai-owned and 49% owned by a Dutch BV, Thai Tulip International.
How long can I lease the land for?
The initial lease term is 30 years, with two additional 30-year extensions available. All lease terms are set out in the agreement.
What happens when the land lease contract expires?
You have the legal option to extend the lease twice, for 30 years each time. This means you can secure use of the land for up to 90 years. Please note that the second lease extension may involve some additional procedures and costs after the contract is renewed. For more specific information tailored to your situation, our property consultants are happy to assist you.
Will the villa be registered in my name?
Yes, the villa will be registered in your name. Registration is done locally in Sam Roi Yot at the district land office once the villa is completed.
Can I purchase a villa through a company?
Yes, you can buy through a company. This is often used by investors or buyers who already have a Thai company set up.
Can I sell my villa if I want to?
Yes, you can sell your villa at any time. The buyer can take over your remaining lease term, or a new lease can be drawn up. Please note that when ownership changes, the new leaseholder will need to sign a lease agreement at the Land Office. This process involves certain legal and administrative fees, which are typically handled by a legal office to ensure everything is properly done. Additional costs related to the lease transfer and notary services may apply. For more detailed guidance, our team or legal partners will be happy to assist you.
Can I choose my own plot?
Yes, you can. Our website shows a detailed project map with available plots and specifications so you can make an informed choice.
What does the step-by-step purchase process look like?
Upon signing the purchase agreement, you pay a 10% deposit. Once construction begins, you pay 20%. Then follow two progress payments of 30%, and a final 10% upon handover. Construction typically takes about 12 months, depending on the project phase.
Is there a purchase agreement or legal deed involved?
Yes, a formal villa sales agreement and a long-term land lease contract are part of the process. These documents clearly outline your rights and responsibilities.
Can I hire a legal advisor?
Absolutely. We recommend involving your own legal advisor for due diligence and reviewing contracts.
Are there any restrictions on who I can sell my villa to?
No, there are no restrictions. You can sell your villa to any Thai or foreign buyer.
Can I buy a villa together with someone else?
Yes, co-ownership is possible. Both names can be listed on the villa ownership documents.

There's no need to make layout choices upfront—the design is complete and thoughtfully balanced. However, if you have specific preferences you'd like to explore, we're happy to discuss them. Contact us and we'll review your ideas together with the contractor to see what's possible and what costs may be involved. Please note: layout changes are best discussed before construction begins.
