Purchase Process & Ownership

  • Yes, foreigners can own a villa (the building), but not the land it stands on. At Yot Village, this is resolved via a long-term land lease structure.

  • No, Thai law prohibits foreigners from owning land. However, at Yot Village, you lease the land from a Thai company under a secure, long-term agreement. The land price is included in the purchase price.

  • Yes, Thai nationals can own the land outright. If you are a Thai citizen, the land title can be registered in your own name instead of using a lease structure.

  • The land is leased to you for 30 years, with two optional extensions of 30 years each—bringing the total potential lease duration to 90 years. This ensures legal clarity while giving you long-term security.

  • You lease the land from Thai Tulip Development Co. Ltd., a Thai company that owns the land. Thai Tulip is 51% Thai-owned and 49% owned by a Dutch BV, Thai Tulip International.

  • The initial lease term is 30 years, with two additional 30-year extensions available. All lease terms are set out in the agreement.

  • You have the legal option to extend the lease twice, for 30 years each time. This means you can secure use of the land for up to 90 years. Please note that the second lease extension may involve some additional procedures and costs after the contract is renewed.   • Yes, the villa will be registered in your name. Registration is done locally in Sam Roi Yot at the district land office once the villa is completed.

Please note that when ownership changes, the new leaseholder will need to sign a lease agreement at the Land Office.   • No, there is no resort fee at Yot Village, and there are no shared facilities or a homeowner's association. You only pay for your own home and land. However, you should factor in normal homeowner expenses such as maintenance and local property taxes.

  • Construction begins after the purchase agreement is signed and the first two payments (10% + 20%) have been received. The exact timing depends on the phase of the overall project. Currently, the Villa Tulip is available for purchase. For this model, construction is expected to start approximately one month after purchase.

  • Construction takes approximately 12 months from the official start date.

  • Yes, you will receive regular updates with photos and progress reports, so you can follow every stage of the build even from abroad.

Villa Layout & Design

  • Our villas are based on a carefully designed layout that works well for both personal use and rental purposes. There's no need to make layout choices upfront—the design is complete and thoughtfully balanced. However, if you have specific preferences you'd like to explore, we're happy to discuss them. Contact us and we'll review your ideas together with the contractor to see what's possible and what costs may be involved. Please note: layout changes are best discussed before construction begins. Once building starts, certain changes may no longer be feasible.

  • Yes, we do. The Villa Lotus features four bedrooms, including one on the ground floor. However, this model is not yet available for purchase. If you'd like to be the first to know when Villa Lotus goes on sale, you can leave your contact details on our website.

Facilities & Amenities

  • Yes, each villa is equipped with internet infrastructure. You can choose your preferred internet provider and package once the villa is completed.

  • Yes, internet service is billed directly by the provider. Monthly costs typically range from 500 to 1,000 THB depending on the speed and provider you choose.

Rental & Investment

  • Yes, you are free to rent out your villa for short- or long-term stays. This applies to both Thai and foreign owners.
