From Bangkok to the Netherlands

Ning was born and raised in vibrant Bangkok and moved to the Netherlands for love, at age 25 (we won't say in which year, that would give away her age). Though she now lives in the Netherlands with her husband and two children, her connection to Thailand runs deep.

A Dream of a Second Home

She always dreamed of buying a second home there. Not just because it's where she's from, but also because Thailand is a stable and promising place to invest. After exploring different regions, she fell in love with Sam Roi Yot, bought the perfect plot, and began building her own home. Not in a traditional, outdated style, but something fresh and modern, designed with the help of an architect she teamed up with.

A Design That Drew Attention

As the house took shape, it drew attention. The style resonated, and soon Ning was involved in building several homes and projects in the area, becoming a go-to voice in this modern type of design.

That's how Ning met Niels, an experienced real estate professional in the Dutch market. When someone in his network showed Niels the design of Ning's house in Sam Roi Yot, he immediately saw the potential. Not just in the architecture itself, but in the way it blended seamlessly with the character of the region. Convinced by the concept, he decided to invest in Ning's project in Sam Roi Yot.

The Birth of Yot Village

As construction progressed in Sam Roi Yot, their paths crossed more often, sometimes over a good Thai lunch. Their conversations naturally evolved from shared excitement about their own houses to a bigger picture. With Niels' sharp eye for real estate and investment and Ning's deep understanding of the local context, they saw a unique opportunity: Yot Village.

To bring this vision to life, Niels and Ning combined their expertise with a strong, trusted network. A renowned Thai construction company has been brought on to carry out the build, supported by key local partners. And from their own professional circles, they've assembled a dedicated team to guide the project every step of the way.

Modern Living, Rooted in Nature

Yot Village is a small-scale development of 23 modern villas, 300 meters from the beach of Sam Roi Yot. The name tells the story. Yot connects it to Sam Roi Yot. Village expresses its small-scale character, a perfect match for this peaceful, authentic area. In a region still untouched by mass tourism, Yot Village is not a resort carved into the land. It's designed to blend in: modern, luxurious, and refined, built with natural materials and earthy tones that echo the calm atmosphere and surrounding landscape.

    Born and raised in Thailand, Ning brings invaluable local insight to Yot Village—linguistically, culturally, and professionally. She founded her own company and knows how to navigate the Thai landscape. In recent years, she's become closely involved in real estate development in Sam Roi Yot, where she owns a home herself. Ning oversees local partnerships, building processes, and design, ensuring each decision aligns with Yot Village's vision and the character of the region.

    ON-SITE PROJECT MANAGER

    Moo lives in Sam Roi Yot and brings 20+ years of experience in Thai construction. After a decade on high-rise projects in Bangkok, he spent 14 years managing residential builds in Khon Kaen. Skilled in contractor supervision, monitoring construction quality, and client communication throughout the building process, he now oversees all on-site operations at Yot Village. Moo works closely with builders, authorities, and suppliers, always prioritising local partnerships to support the community.

Yot Village is the name of the project. The company behind this project is Thai Tulip: a Thai-registered business with an office in Sam Roi Yot and a second base in the Netherlands. The name was chosen to reflect the connection between Thailand and the Netherlands. A link that also runs through the team.

Within Yot Village, our villas are named after flowers. A tribute to both nature and the cultures we’re connected to. The Tulip represents our Dutch side, the Lotus embodies Thai harmony, and the Lily adds a sense of purity and renewal to the mix.
